Your safety matters: New legal requirements for PEEPs

What are PEEPs? 

PEEPs (Personal Emergency Evacuation Plans) are individual safety plans for customers who may need help evacuating during a fire, such as those with mobility, hearing, or cognitive impairments. It’s important that we’re aware of these challenges you may have, whether they’re temporary or permanent, to make sure we can keep you safe. 

Why is this changing? 

From 6 April 2026, new fire safety regulations require landlords and building managers to identify and support customers who can’t evacuate independently. The regulations apply to all buildings that contain two or more sets of domestic premises, and which are either: 

  • at least 18 metres above ground level or have at least seven storeys;  
  • or are more than 11 metres in height above ground level, that have simultaneous evacuation strategies in place.  

These regulations apply to our customers living in 1-81 Parkside Court and 210 Wharf Road. 

What will we do as your landlord? 

  • Identify customers who need help – We’ll contact anyone who may have difficulty evacuating. 

  • Offer a Personal Fire Risk Assessment (known as a Person-centred Fire Risk Assessment)  We’ll discuss your needs and agree on the best evacuation plan. 

  • Create your PEEP – A written plan that will explain what happens in an emergency. 

  • Share information with Fire Services (only with your consent) – This helps emergency crews assist you quickly. 

  • Review plans regularly – At least once a year or if your circumstances change. 

What does this mean for you? 

  • If you don’t need help, nothing changes. 

  • If you do need help, we’ll work with you to make sure you’re safe. 

  • You’ll always have control and choice in the process. 

Next steps 

In the new year, we’ll be contacting all customers living in 1-81 Parkside Court and 210 Wharf Road. We’ll arrange for our Housing Officers to visit and speak with you about these new safety measures, for you and anyone living in your home.
